What is this construction cost estimator?

This is a simple tool that helps you estimate the total cost of building a home based on your plot size, number of floors, and construction quality.

ઘર બનાવવાનું અંદાજ મેળવવું હોય, તો આ ટૂલ સાથે એકદમ સરળ થઈ જાય છે.


What inputs do I need to use it?

You only need three things:

  • Plot area in sq.ft (e.g. 1500)

  • Number of built-up floors (e.g. Ground + 1 = 2 floors)

  • Type of construction quality (basic, standard, premium)

માત્ર પ્લોટનું માપ, કેટલા માળ બનાવવાના છે અને તમે કઈ ક્વોલિટીથી બનાવશો એ પસંદ કરો — બાકી બધું આપણું ટૂલ ગણશે.


How are the rates calculated?

The tool uses standard Gujarat market rates:

  • Basic: ₹1200 per sq.ft

  • Standard: ₹1600 per sq.ft

  • Premium: ₹2000 per sq.ft

These rates are commonly used by civil contractors and developers across most cities.


Can I customize these rates?

This version uses fixed estimates for simplicity. If you want to add custom pricing, we’ll launch an advanced version later.

How is total cost calculated?

Let’s say:

  • Plot size = 1200 sq.ft

  • 2 floors (G+1)

  • Standard quality = ₹1600/sq.ft

So:

  • Built-up area = 1200 × 2 = 2400 sq.ft

  • Total cost = 2400 × 1600 = ₹38,40,000

→ This is the estimated construction cost. It doesn’t include stamp duty, registration, or interior.


Is this estimate applicable to all cities in Gujarat?

Yes. The rates are based on general averages used across:

  • Surat

  • Ahmedabad

  • Vadodara

  • Rajkot

  • Bhavnagar

  • And even smaller towns like Navsari, Bharuch, or Morbi

What is considered in this construction cost?

This cost generally includes:

It does not include:

  • Designer interiors

  • Furniture or decor


Is 1200–1600 per sq.ft realistic?

Yes, especially in 2024–25 Gujarat market.

Basic homes: ₹1200–1300/sq.ft
Standard: ₹1500–1700/sq.ft
Premium: ₹2000–2500/sq.ft (with high-end materials)

What else should I budget for?

Apart from construction:

  • Stamp duty & registration (around 6–7%)

  • Borewell + water tank

  • Compound wall, gate

  • Architect & approval charges

Add at least 10–15% buffer for unexpected changes or price hikes.


Will this help me plan home loan amount?

Yes. The output from this calculator gives you a realistic base cost — you can plan your loan application accordingly.

Example: If the tool shows ₹40 lakh cost, you can approach banks for a 30–35L loan (based on eligibility).


What if I don’t want to build full house at once?

No problem. Use this tool to plan phase-wise construction:

  • Ground floor now

  • 1st or 2nd floor later

It helps even if you build in parts — as you still get per floor costing instantly.
