What is stamp duty in Gujarat?

Stamp duty is a government tax paid when you register a property. It is based on the property value and buyer’s gender.

How is stamp duty calculated?

Stamp duty in Gujarat is charged as a percentage of the sale value:

  • Male buyer: 6% stamp duty
  • Female buyer: 5% stamp duty

This percentage is applied on the property's registered value, not always the market value.

મોટાભાગના કેસમાં, રજિસ્ટ્રેશન માટે બતાવેલો ભાવ – એટલે કે સ્ટેમ્પ પેપર પર છપાવેલો ભાવ જ ગણાય.


Is there an additional registration fee?

Yes. Apart from stamp duty, there’s a 1% registration charge, fixed across genders.

So total payable becomes:

  • Male: 6% + 1% = 7%
  • Female: 5% + 1% = 6%

Example calculation?

Let’s say:

  • Property value = ₹50,00,000
  • Buyer = Female

Stamp: 5% of ₹50L = ₹2,50,000
Registration: 1% = ₹50,000
Total = ₹3,00,000

So a female buyer pays ₹3 lakh on ₹50 lakh value.


Why is the stamp duty lower for women?

This is a state government incentive to promote female property ownership.

Is it same for all of Gujarat?

Yes, the rates above apply across:

  • Ahmedabad
  • Surat
  • Rajkot
  • Vadodara
  • And all other cities and villages under Gujarat

But be careful — urban and rural rates may differ in some cases of agricultural land or farmhouses.


What if joint buyers (husband + wife) buy a property?

Good question.

  • If both names are on sale deed, and one is female → many sub-registrars allow female rate (5%) for stamp duty.
  • Still, registration fee (1%) is added on full value.
